The Hartford Land Bank identifies and acquires vacant, abandoned, tax-delinquent and/or distressed properties in the City of Hartford, Connecticut, to steward their rehabilitation and return to productive community assets. Hartford Land Bank, Inc. is a non-profit corporation.
How to Purchase a Land Bank Property
We are frequently asked, “How can I buy one of your properties?” so we created this infographic to explain the process.
Purchasing a Hartford Land Bank property is different from purchasing a building or land that is listed by a traditional real estate agent. Our properties are sold by us, “as is”, with no warranties, during a public bidding process. Because of the nature of our inventory (see How a Land Bank Works), our properties are usually in a certain state of disrepair and are not suitable for immediate occupancy or quick DIY “flips”.
Once we list a property as “For Sale”, potential buyers must visit the property in person on designated Open House days, so they can personally inspect the property and see first-hand the nature of the renovations and rehabilitation that would be required to make the property safe and ready for occupancy.
Potential buyers would then complete our standard bid form, including an estimated budget for restoration and proof of financing, and submit it prior to the bid deadline. We ask for things like:
- What’s going to be repaired.
- Who’s going to do the work.
- How much you think it will cost.
- How long you think it will take.
- Proof that you have the funds to purchase the home, renovate it, and have a cushion in case of cost overruns.
We keep in touch with our buyers and celebrate with them as they reach renovation milestones.
